Home buyers for houses that need a little love
Selling a house that needs work? Ugly Duck looks at the houses other buyers pass on: dated, damaged, inherited, rented out or just tired. We may buy your house ourselves or connect you with a trusted local buyer. And if listing with an agent would serve you better, we'll say so.
- Sell as-is. No repairs or cleanout required
- No fees and no obligation
- Straight answers, including when we're not the right fit
Listing vs. selling to us: an honest comparison
Listing on the open market usually brings the highest price when a house is in good shape. Selling directly trades some of that price for simplicity: no repairs, no showings, no waiting on a buyer's lender. Here's how the two usually compare.
| Listing with an agent | Selling to Ugly Duck or a local buyer | |
|---|---|---|
| Repairs before selling | Often expected, to attract financed buyers | None required. The house is bought as-is |
| Showings and open houses | Usually several | One walkthrough, sometimes none for photos |
| Agent commission | Typically paid by the seller | None. We aren't agents |
| Price | Usually higher for houses in good shape | Usually lower, because the buyer takes on repairs and risk |
| Financing risk | Buyer's loan can fall through or require repairs | Many of our buyers don't rely on a mortgage |
| Timing | Depends on the market and the buyer's lender | Set with the buyer in writing. Never promised up front |
Who we're best for, and who we're not
Often a good fit
- Houses that need major repairs or updates
- Inherited or estate homes, especially with belongings inside
- Rentals with tenants you'd rather not evict
- Owners who live far away or can't manage a listing
- Sellers who want a simple, private process
Usually not the best fit
- Updated homes in good condition
- Sellers who want the highest possible price and have time
- Anyone who hasn't yet talked to their lender or a counselor about foreclosure options
- Homes where co-owners or heirs don't agree on selling

- Relocating for work or familyMoving away and don't want to manage showings and repairs from a distance? Tell us about the house and your timing..
How it works, in three steps
- 1
Tell us about the house
Share the address, the condition and what's going on. It takes about a minute and costs nothing.
- 2
We take an honest look
We review the house and the area. We may make an offer ourselves, connect you with a trusted local buyer, or tell you listing is likely the better route.
- 3
You decide
If there's an offer, it comes in writing with the price and closing terms. Take your time, compare it with listing, and say no if it isn't right.
Why "Ugly Duck"?
Because the house with the sagging porch and the 1970s kitchen isn't a lost cause. It just needs the right buyer. We're a small team that likes old houses and the people who own them. Some houses we buy ourselves. For others, we connect owners with independent local buyers we trust in each market. Either way, you get a clear answer and an offer in writing, or an honest "this one's better listed."

Questions sellers ask us
Do you buy every house?
No. We look at every request, but we don't buy every house. Depending on the property, we may make an offer ourselves, connect you with a trusted local buyer from our network, or tell you honestly that listing with an agent is probably your better move.
Will I get a cash offer?
Maybe. Some houses get an offer from us or from a buyer in our network who isn't relying on a mortgage. Some don't. Any price and closing date come from the buyer in writing, and we never promise either in advance.
Is selling to you better than listing with an agent?
Not always. If your house is in good shape and you have time, listing on the open market often nets more. A direct sale is worth comparing when the house needs major repairs, has tenants, is part of an estate, or a listing doesn't fit your situation.
Do I have to make repairs or clean out the house?
No. The buyers we work with expect houses that need work, and some will take a house with belongings still inside. Tell us what to expect so the first conversation is realistic.
Will you call me?
We'll reply by email. If you choose to share a phone number, we or a buyer in our network may also reach out by phone or text about your property. You can opt out any time.
