Sell my house in South Central PA: how we help

South Central Pennsylvania covers Dauphin, Cumberland, York, Lancaster, Lebanon, Franklin and Adams counties, from the capital in Harrisburg to the farm towns near the Maryland line. Housing ranges from 19th century brick rowhouses in the cities to stone farmhouses, borough twins and post-war ranches in the townships.

Selling in Pennsylvania has some local quirks. Foreclosures go through the county court before a sheriff sale. Estates are opened with each county's Register of Wills, which also handles state inheritance tax. Many municipalities require a resale or use-and-occupancy inspection, and each borough and township writes its own rules.

We may buy your house ourselves or connect you with a trusted local buyer who already works in your county. We don't buy every house, and when listing with an agent would serve you better, we'll tell you.

Selling a house in Pennsylvania: things to know

Which county office handles what

In every county here, the Register of Wills opens estates and the Recorder of Deeds keeps property records, both usually at the county courthouse: Harrisburg for Dauphin, Carlisle for Cumberland, York, Lancaster, Lebanon, Chambersburg for Franklin, and Gettysburg for Adams. Knowing which office holds your deed is the first step for an inherited house.

Help if you're behind on a mortgage

Pennsylvania lenders generally have to send an Act 91 notice before starting foreclosure on many home loans. It explains how to reach a consumer credit counseling agency and how to apply for the state's Homeowners' Emergency Mortgage Assistance Program, run by PHFA. Some county courts also run foreclosure diversion or conciliation programs. Look into those before deciding to sell.

Houses we often hear about

Brick rowhouses that need a full update

City rows in Harrisburg, York, Lancaster and Lebanon often need roofs, systems and kitchens all at once.

Farmhouses and rural parcels

Older homes with wells, septic systems and barns in Adams, Franklin and Lancaster counties need buyers comfortable with them.

Military and medical relocations

Moves tied to the Army War College, NSA Mechanicsburg, Letterkenny, Fort Indiantown Gap or the Hershey medical center often come with fixed dates.

South Central PA sellers ask

Which South Central PA towns do you cover?

We take requests across Dauphin, Cumberland, York, Lancaster, Lebanon, Franklin and Adams counties, including Harrisburg, York, Lancaster, Hershey, Carlisle, Mechanicsburg, Lebanon, Chambersburg, Gettysburg and Hanover. We may buy some homes ourselves and connect others with local buyers.

Do Pennsylvania sales need a municipal inspection?

Many boroughs and townships require a resale or use-and-occupancy inspection before a sale closes. Requirements differ, so check with your municipality. Some allow a buyer to take responsibility for required repairs.

Is there an inheritance tax on a Pennsylvania house?

Pennsylvania has an inheritance tax, filed through the county Register of Wills. Rates depend on the heir's relationship to the person who passed. Talk to an estate attorney or tax professional about your situation.
