Last updated October 29, 2026. This policy explains what Ugly Duck collects, how we use it, and your choices. It applies to visitors and sellers in Alabama, West Virginia, Pennsylvania and anywhere else.

Who we are

Ugly Duck is a home-buying and lead-generation service for houses in the Birmingham, Alabama metro, the Charleston, West Virginia area (Kanawha and Putnam counties) and South Central Pennsylvania. We are not a real estate brokerage or agent. You can reach us at hello@uglyduck.homes.

What we collect

• Information you submit in our forms: property address, city or town, name, email, an optional mobile number, and anything you tell us about the property or your situation.
• Basic technical information your browser sends, such as pages visited, referring site and device type. If we turn on analytics, it may use cookies to measure visits in aggregate.

How we use it

• To review your property and respond to your request.
• To decide whether we may make an offer ourselves or whether a local buyer in our network may be a better fit.
• To contact you about your property by email, and by phone or text if you shared a number.
• To keep records, prevent fraud and comply with law.

Sharing with local buyers

When you submit a form, you agree that we may share your request with independent local buyers in our network who buy homes in your area. They may contact you about your property and are responsible for their own handling of your information. We do not sell your information to marketing lists or data brokers. We also use service providers, such as our form processor and email host, who handle data on our behalf.

Opting out

You can stop hearing from us at any time: reply STOP to any text, or email hello@uglyduck.homes and ask to be removed. We'll stop contacting you and ask the buyers we shared your request with to do the same. You can also ask us to delete your information, subject to records we must keep by law.

Calls and texts

We don't make marketing calls to people who haven't asked to hear from us. If you give us a mobile number, you agree we or a network buyer may contact you about your property at that number. Message and data rates may apply. Consent is not a condition of any sale.

Security and retention

We use reasonable safeguards and keep information only as long as needed for the purposes above or as the law requires.

Children

This site is not directed to anyone under 18, and we don't knowingly collect their information.

Changes

We may update this policy and will change the date above when we do.
