Frequently Asked Questions

Straight answers about how Ugly Duck works, who we are, and what we will and won't do.

Selling your house to Ugly Duck

Do you buy every house?

No. We look at every request, but we don't buy every house. Depending on the property, we may make an offer ourselves, connect you with a trusted local buyer from our network, or tell you honestly that listing with an agent is probably your better move.

Who is Ugly Duck?

Ugly Duck is a small home-buying and lead-generation service for houses that need work in the Birmingham, Alabama metro, the Charleston, West Virginia area, and South Central Pennsylvania. We are not a real estate brokerage or agent, and we don't represent buyers or sellers.

What does it cost to request an offer?

Nothing. There's no fee to tell us about your house and no obligation to accept anything. If a buyer makes an offer, closing costs and who pays them are spelled out in the written contract before you sign.

Will I get a cash offer?

Maybe. Some houses get an offer from us or from a buyer in our network who isn't relying on a mortgage. Some don't. Any price and closing date come from the buyer in writing, and we never promise either in advance.

Do I have to make repairs or clean out the house?

No. The buyers we work with expect houses that need work, and some will take a house with belongings still inside. Tell us what to expect so the first conversation is realistic.

Is selling to you better than listing with an agent?

Not always. If your house is in good shape and you have time, listing on the open market often nets more. A direct sale is worth comparing when the house needs major repairs, has tenants, is part of an estate, or a listing doesn't fit your situation.

Will you call me?

We'll reply by email. If you choose to share a phone number, we or a buyer in our network may also reach out by phone or text about your property. You can opt out any time.

Who sees my information?

Ugly Duck, and if we think a local buyer in our network is a better fit, that buyer. We don't sell your information to marketing lists. Our privacy policy has the details, including how to opt out.

Can I sell a house that's in probate or facing foreclosure?

Often, yes, but timing and paperwork matter. Read our probate and foreclosure guides, and talk to an estate attorney or a HUD-approved housing counselor before making decisions.

What areas do you cover?

The Birmingham, AL metro, Charleston, WV with Kanawha and Putnam counties, and South Central Pennsylvania, including Harrisburg, York, Lancaster, Hershey, Carlisle, Mechanicsburg, Lebanon, Chambersburg, Gettysburg and Hanover.
