How Selling to Ugly Duck Works
Three steps, no pressure, and an honest answer at every stage. Here's what to expect from the moment you tell us about your house.
The three steps
- 1
Tell us about the house
Share the address, the condition and what's going on. It takes about a minute and costs nothing.
- 2
We take an honest look
We review the house and the area. We may make an offer ourselves, connect you with a trusted local buyer, or tell you listing is likely the better route.
- 3
You decide
If there's an offer, it comes in writing with the price and closing terms. Take your time, compare it with listing, and say no if it isn't right.
What happens after you submit
We read every request ourselves. We'll reply by email, and may ask a few questions about condition, occupancy, liens or the estate. If you've shared a phone number, you can also choose to talk it through that way.
How we decide between buying and connecting you
Some houses fit what we buy. Others are a better match for a buyer in our local network, for example a landlord who wants rentals in a particular neighborhood, or a rehabber who specializes in older homes. If we think a network buyer fits better, we'll share your request with them, and they may contact you directly. Each buyer makes their own decisions and sets their own terms.
What an offer looks like
Any offer comes in writing and states the price, who pays which closing costs, any conditions, and a proposed closing date. Closings happen through a licensed title company or attorney. We never promise a price or a date before seeing the house, and you never pay us a fee.
When we'll tell you to list instead
If your house is in good condition and you have time, listing with a local agent often nets more. We'd rather tell you that than make a low offer you'll regret. See our cash sale vs. listing comparison.
