We buy houses in Cross Lanes, or connect you with a local buyer who will

Cross Lanes is an unincorporated suburb northwest of Charleston, set back from the Kanawha River between Nitro and the hills toward Sissonville. It has no city government of its own, so it's run by Kanawha County. WV-62 passes through, and the I-64 interchange puts downtown Charleston a short drive east. Most streets branch off Big Tyler Road, Goff Mountain Road and Cross Lanes Drive.

Much of the housing dates from the post-war suburban boom: brick ranches, split-foyers and bi-levels on sloped lots, plus apartment complexes and some newer infill. Those houses are now old enough that roofs, HVAC, original windows, carports and basement moisture come up in almost every sale. An EF2 tornado tore through the north side of Cross Lanes on April 2, 2024, and some owners are still sorting out repairs or insurance claims.

If your house is in good shape, listing it with a local agent will often get you more, and we'll say so. If it needs work, has tenants, or came to you through an estate, UglyDuck may buy it ourselves or connect you with a trusted buyer from our network who works in Kanawha County.

Selling in Cross Lanes: local things to know

No city hall, so the county handles it

Because Cross Lanes isn't incorporated, building permits, planning and property records go through Kanawha County instead of a town office. Deeds and estate filings are with the Kanawha County Clerk and County Commission at the courthouse in Charleston. Public students here head to Nitro High School, since Cross Lanes has no public high school of its own.

Storm damage and insurance claims

If your house took damage in the 2024 tornado or another storm and the repairs never got finished, you can still sell it. Tell us what was damaged, what's been fixed, and whether an insurance claim is still open. A buyer used to storm repairs can price that in, and you won't have to chase contractors first.

Common reasons Cross Lanes owners reach out

A dated ranch that needs updating

Original kitchens, older electrical panels and worn roofs are common in Cross Lanes. You can sell without remodeling first.

Storm repairs you'd rather hand off

Roof, siding or tree damage that's still waiting on a contractor doesn't have to be fixed before you sell.

A rental near the interstate

Cross Lanes has plenty of rental houses and duplexes. If you're tired of being a landlord, describe the tenants and the lease.

How selling your Cross Lanes house works

  1. 1

    Tell us about the house

Share the address, the condition and what's going on. It takes about a minute and costs nothing.

  2. 2

    We take an honest look

We review the house and the area. We may make an offer ourselves, connect you with a trusted local buyer, or tell you listing is likely the better route.

  3. 3

    You decide

If there's an offer, it comes in writing with the price and closing terms. Take your time, compare it with listing, and say no if it isn't right.

Selling your house in Cross Lanes: questions

Do you buy houses in Cross Lanes?

We look at houses throughout Cross Lanes, from Big Tyler Road out toward Point Harmony. We don't buy every house. Some we may buy ourselves, some we pass to a local buyer, and some aren't a fit for either, and we'll say which.

My house still has tornado damage. Can I sell it as-is?

Yes. A buyer purchasing as-is can take on unfinished storm repairs. Let us know about any open insurance claim or payout, since it can affect how the sale is handled.

Is Cross Lanes part of Nitro or Charleston?

Neither. Cross Lanes is an unincorporated community in Kanawha County. Your deed and tax bill will list Kanawha County, and the mailing address may say Charleston.
