A sale usually doesn't end the lease
In general, selling a rental doesn't cancel an existing lease. The buyer takes the house subject to it, and security deposits and lease records transfer at closing. Pennsylvania's Landlord and Tenant Act of 1951 covers deposits and many other landlord duties, so tell your closing company about every deposit you hold.
Row homes, twins and small multifamily
Rentals in Harrisburg, York, Lancaster and Lebanon are often row homes, twins or converted multi-unit buildings. Many buyers want them occupied. Your tenant doesn't have to move out first. Tell us whether each lease is month-to-month or fixed-term, the rents, and whether they're current.
Local rental rules
Some Pennsylvania cities and boroughs license rental units or inspect them, and some require a resale or use-and-occupancy inspection when a property changes hands. Check with your municipality, and tell the buyer about any open violations.
Rent problems and evictions
If a tenant is behind, say so up front. Pennsylvania evictions go through the magisterial district court; never change locks or shut off utilities to force someone out. A landlord-tenant attorney can explain your options.
